Detailed Project Description
Objectives: Deliver a premium residential complex that balances modern design with durable construction, maximizes site potential, and meets the client's deadline while staying within budget.
Scope: Full design-build delivery including civil works, structural concrete, MEP coordination, high-end finishes, landscaping and external works across a 6,200 m² site. Works included foundation excavation, reinforced concrete framing, blockwork, plastering, tiling, roofing, external drainage and road access.
Challenges: Limited urban site access, strict noise and working-hour restrictions, and a compressed handover timeline requiring close coordination between subcontractors and suppliers.
Solutions & Approach: Phased construction sequencing with just-in-time materials delivery, use of local prefabricated elements where practical, nightly coordination meetings, and a dedicated site logistics manager to streamline deliveries and minimize disruption.
Outcomes: Completed within the agreed 14-month window, achieved client satisfaction, and improved local access roads as part of the project handover. Post-handover defects were below industry averages due to strict QA/QC procedures.
